What Is Engineered Wood Flooring?
Engineered wood flooring is real wood built in layers: a solid hardwood top layer bonded to a stable plywood or HDF core. It looks and feels identical to solid wood but resists humidity and temperature change far better, which makes it well suited to the UAE. How Engineered Wood Is Made
The layered build is the whole point. It is what makes engineered wood stable.
The Wear Layer (Top Layer)
The number to ask aboutThe real-wood surface, typically 2mm to 6mm thick. A thicker wear layer lasts longer and can be sanded and refinished. A 4mm layer can last around 20 to 25 years in normal UAE residential use.
The Core
Where the stability comes fromCross-grain plywood or HDF beneath the wear layer. Plywood cross-layers give the best stability, especially in large rooms and sunlit spaces, which is what stops the floor cupping or gapping.
The Backing
Keeps the board flatA balancing layer that keeps the board flat and even.

Is engineered wood a good choice for Dubai homes?
Yes, it is often the best wood-floor choice for the UAE. Its layered core stays stable through humidity and constant air conditioning, where solid wood can gap or cup, and it works over underfloor heating. You get a real-wood floor that holds up to local conditions. We advise on the right board during a free measurement.
What is the difference between engineered and solid wood?
Both are real wood. Solid wood is one piece of timber and can be sanded many times, but reacts more to humidity. Engineered wood has a real-wood top layer on a stable core, so it resists humidity and AC movement and suits underfloor heating. It usually refinishes once or twice, depending on the wear layer.
Can engineered wood go over underfloor heating?
Yes. Engineered wood is well suited to underfloor heating because its layered core copes with the temperature changes without gapping or buckling, which solid wood struggles with. We use the correct fitting method for heated floors and confirm suitability during the site visit.
How much does engineered wood flooring cost in Dubai?
As an indicative guide, supply and fit runs from around AED 100/sqm (about AED 9.3/sqft) for an entry 2mm wear layer up to AED 300/sqm (about AED 27.9/sqft) or more for premium European oak with a thick wear layer. Wear-layer thickness and species drive the price. Request a free measurement.
Can engineered wood be sanded and refinished?
Usually once or twice, depending on the wear-layer thickness. A thicker top layer, around 4mm to 6mm, allows more refinishing and a longer life; a thin 2mm layer allows little or none. We help you choose a wear layer that matches how long you want the floor to last.
How long does engineered wood flooring last?
With a good wear layer and proper care, engineered wood lasts around 20 to 30 years, and a thick 4mm-plus top layer can reach the upper end. Stable indoor conditions, prompt spill cleaning and felt pads all help. We advise on the grade that suits your needs.
Is engineered wood real wood?
Yes. The entire top surface you see and walk on is real solid hardwood, the same oak, walnut or other species as a solid floor. Unlike laminate or vinyl, which use a printed image of wood, engineered wood is genuine timber. The difference from solid is only underneath, where a stable layered core improves stability.
Do you supply only, or also install?
Both. Urban Flooring is a supply-and-installation company. One team handles species and finish advice, measurement, acclimatisation and fitting, so there is a single point of accountability. Supply-only orders are possible if you have your own fitter. Free site measurement comes as standard.
