What Is Laminate Flooring?
Laminate flooring is a multi-layer floor with a printed wood or stone image sealed under a tough, scratch-resistant wear layer, bonded to a high-density fibreboard core. Also called laminate floorboards or laminate wood flooring, it gives a realistic wood look at a lower cost than real timber, and clicks together for fast fitting. Urban Flooring supplies and fits it across Dubai and Abu Dhabi.
The honest way to think about laminate: it is a wood-look floor, not real wood, and that is exactly its appeal, the look for far less, with strong scratch resistance. The two numbers that decide a good one are covered next.
How Laminate Is Made, and the Specs That Matter
Two numbers decide a laminate floor, the AC rating and the thickness. Laminate comes in 8mm, 10mm and 12mm: 8mm suits standard rooms on a budget, 10mm adds underfoot comfort, and 12mm gives the most solid, quiet feel for high-traffic areas. Water-resistant and waterproof laminate is available for kitchens and bathrooms. Here is what they mean.

The four layers: a clear wear layer (the AC-rated surface), the printed decorative layer, the HDF core, and a stabilising backing.
AC Rating (Abrasion)
The scratch and wear gradeAC3 suits normal homes, AC4 busy homes with kids and pets, AC5 commercial spaces like cafes and offices. For scratch-resistance in a busy household, see our guide to the best flooring for pets and families.
Thickness
How sturdy it feelsLaminate runs 7mm to 12mm. Thicker planks feel sturdier and quieter underfoot; 10mm to 12mm suit most rooms, 8mm is fine for light-traffic spaces.
The AC number is not a brand grade. It is set by EN 13329, the European standard for laminate floor coverings, which runs a rotating abrasive disc across the surface and counts the revolutions before the printed layer wears through. Higher classes survive more revolutions, which is why AC5 goes into cafes and offices and AC3 is enough for a normal bedroom. Ask for the AC class in writing, because it is the one laminate spec that is independently defined.
Laminate Looks and Colours
Wood-effect leads, with stone and parquet-pattern designs too, in a wide range of tones. Popular laminate colours include natural oak, grey and grey oak, light and dark grey, white and white oak, walnut, black and greige, in matt, embossed and high gloss finishes.

Laminate vs Vinyl vs Real Wood
Three wood-look options at three price points. Laminate gives the most scratch resistance for the money and a convincing wood look, but it is water-resistant rather than waterproof and cannot be refinished. Vinyl and SPC are fully waterproof and softer underfoot, which is what wet areas need. Real wood is genuine timber that sands back for decades, at a premium price. The key buyer decision, answered honestly:
| Feature | Laminate | Vinyl / SPC | Real wood |
|---|---|---|---|
| Surface | Printed wood image | Printed wood image | Genuine timber |
| Water resistance | Water-resistant | Fully waterproof | Not suitable when wet |
| Scratch resistance | Highest, AC-rated | Good | Softer, marks easier |
| Underfoot feel | Firm | Softer, quieter | Warm, solid |
| Refinishing | Not possible | Not possible | Sands back for decades |
| Indicative cost | AED 45 to 160/sqm | Mid-range | Premium |
Indicative comparison for guidance. Costs are supply-and-fit ranges and vary with spec, design and area.
Why Choose Laminate
Laminate is chosen for one trade-off above all others: it gives the most convincing wood look for the least money, and its AC-rated wear layer is harder to scratch than real timber. It clicks together over an underlay so a room is fitted in hours, and it needs nothing more than sweeping and a damp mop.
Honest note: standard laminate is water-resistant, not fully waterproof like vinyl, so for bathrooms and wet areas we recommend vinyl. Laminate cannot be sanded or refinished like real wood. Moisture-core "waterproof laminate" is available for damp-prone rooms, but vinyl is still the wettest-area choice.
Where Laminate Works
A smart wood look for the right rooms, and an honest steer where another floor suits better. It belongs in living rooms, bedrooms, hallways and home offices, and it suits retail and rental fit-outs where a smart wood look has to come in on budget. It stays out of bathrooms, wet rooms and spill-prone kitchens, where we recommend vinyl instead.
Laminate Flooring Prices in Dubai
Laminate is one of the most affordable wood-look floors. Price depends mainly on thickness and AC rating. Laminate in Dubai runs from around AED 45/sqm to AED 160/sqm (about AED 4.2 to 14.9/sqft) supplied and fitted, including underlay. Economy 7 to 8mm AC3 boards sit at the lower end, 8 to 10mm AC4 in the middle, and 12mm AC5 or water-resistant grades at the top. Indicative supply-and-fit guide:
| Grade | Per sqm (AED) | Per sqft (AED approx) |
|---|---|---|
| Economy (7 to 8mm, AC3) | 45 to 70 | 4.2 to 6.5 |
| Mid-range (8 to 10mm, AC4) | 70 to 110 | 6.5 to 10.2 |
| Premium (12mm, AC5 / water-resistant) | 110 to 160 | 10.2 to 14.9 |
Includes underlay and fitting; large areas attract better rates. Indicative supply-and-fit ranges for guidance only, subject to thickness, AC rating, design and area. Request a free measurement for an exact quote.
How We Fit Laminate Flooring
Laminate is a floating floor, it clicks together over an underlay rather than being glued down, which makes it fast and clean to fit. Fitting runs in five stages: design, thickness and AC advice, a free site measurement with a written quote, subfloor levelling and underlay, click-lock installation with expansion gaps left at every edge and finished with beading or trims, then simple cleaning guidance.

Laminate Flooring FAQs
Is laminate flooring a good choice for Dubai homes?
Yes, especially on a budget. Laminate gives a realistic wood look, resists scratches well, and copes with everyday family life at a fraction of the cost of real wood. It suits living rooms, bedrooms and hallways. For bathrooms and wet areas we suggest vinyl instead. We advise during a free measurement.
Is laminate or vinyl better?
It depends on the room. Laminate gives the most realistic wood look and is very scratch-resistant, ideal for living areas and bedrooms. Vinyl and SPC are fully waterproof and softer underfoot, better for kitchens, bathrooms and wet areas. We fit both and help you choose room by room.
Is laminate flooring waterproof?
Standard laminate is water-resistant, not fully waterproof: it handles spills wiped up promptly but not standing water or wet rooms. Moisture-core "waterproof laminate" copes better with damp areas, but for bathrooms and genuinely wet spaces we still recommend vinyl. We advise honestly per room.
What thickness and AC rating should I choose?
For most UAE homes we suggest 10mm to 12mm planks with an AC4 rating, a good balance of comfort, sturdiness and scratch resistance for busy households. AC3 suits quieter rooms, and AC5 is for commercial use. We match the spec to how each room is used.
How much does laminate flooring cost in Dubai?
As an indicative guide, supply and fit runs from around AED 45/sqm (about AED 4.2/sqft) for economy 8mm AC3 up to AED 160/sqm (about AED 14.9/sqft) for premium 12mm AC5 or water-resistant laminate. Thickness and AC rating drive the price. Request a free measurement.
Is laminate the same as wood, and can it be refinished?
No. Laminate has a printed wood-look image under a wear layer, not solid timber, so it cannot be sanded or refinished the way real wood can. The trade-off is a much lower price and stronger scratch resistance. For genuine timber, see our wood flooring options.
Can a damaged laminate plank be replaced?
Yes, but how easily depends on where it is. Because laminate is a floating click floor, the usual method is to lift the boards back from the nearest wall to the damaged plank, swap it, and re-click the run. A plank near a wall is a quick job; one in the middle of a large room means lifting more of the floor. This is why we always advise keeping two or three spare planks from the original batch, since shades vary between production runs.
Can laminate go in kitchens or over underfloor heating?
Laminate suits kitchens that stay reasonably dry, but for spill-prone or wet kitchens vinyl is safer. Many laminate ranges are compatible with underfloor heating, and we confirm suitability and fit the right way for heated floors. We advise on the best option for your space.
Do you supply only, or also install?
Both. Urban Flooring is a supply-and-installation company. One team handles design and spec advice, measurement and click-fit installation, so there is a single point of accountability. Supply-only orders are possible if you have your own fitter. Free site measurement comes as standard.
