What Affects the Cost of Your Floor
Two floors of the same type can be quoted very differently, and it usually comes down to six things: the material grade, the size of the area, the state of the subfloor, whether old flooring needs removing, how the floor is fitted, and the finishing details. Understanding these makes a quote much easier to read.
Material and grade. The biggest factor. A basic version of any floor costs a fraction of its premium grade, mostly down to thickness, wear layer and quality.
Area size. Larger areas usually attract a better per-square-metre rate, since setup and labour are spread across more floor.
Subfloor condition. If the base needs levelling, screeding or moisture treatment, that adds cost. It is also why an on-site measure matters.
Removal of old flooring. Lifting and disposing of an existing floor is often quoted separately, especially glued-down or tiled floors.
Installation method. A floating click floor is quicker and cheaper to fit than a glued floor, a poured system like epoxy or terrazzo, or detailed work like parquet patterns and stair carpet.
Finishing details. Skirting, thresholds, trims, stairs and edging all add to the final figure.
Flooring by Budget: Cheap, Mid-Range and Premium
If budget is the starting point, flooring splits into three broad tiers: budget options from around AED 22 to 160/sqm, mid-range best-value floors from around AED 90 to 200/sqm, and premium floors from AED 200/sqm upwards. Each tier has reliable choices for UAE homes and businesses.
On a budget
Sheet vinyl, laminate, VCT and broadloom carpet give a good look for less, ideal for rentals, quick refreshes and budget commercial spaces. See PVC & sheet vinyl, laminate and VCT.
Mid-range, best value
SPC, LVT, WPC and engineered wood balance cost, durability and looks, the sweet spot for most UAE homes. See SPC, LVT and engineered wood.
Premium
Solid parquet, terrazzo, microcement and capped decking deliver a high-end finish and the longest life. See parquet, terrazzo and microcement.
Flooring Cost by Space
The right floor depends on the space as much as the budget. Homes lean to vinyl and wood, offices to carpet tiles and contract vinyl, garages to epoxy, and outdoor areas to decking and grass. Here is how the cost tends to fall by project type.
Villa or home
A mix is common: waterproof vinyl in kitchens and bathrooms, wood or laminate in living areas, carpet in bedrooms. Budget broadly from AED 45 to 350/sqm by room and grade.
Apartment
Lightweight click floors like SPC, LVT and WPC suit apartments and are landlord-friendly, and click deck tiles upgrade a balcony.
Office or commercial
Carpet tiles, VCT, contract LVT and epoxy handle heavy use. See carpet tiles, office carpet, VCT and epoxy.
Garage or workshop
Epoxy and rubber take the punishment. See garage flooring and epoxy.
Outdoor
WPC decking and artificial grass resist UAE sun and moisture. See WPC decking and artificial grass.
Supply Only vs Supply and Fit
Supply-only means buying the material alone; supply-and-fit means the material plus professional installation. The prices in this guide are supply-and-fit, which is the fairer way to compare floors, since a cheap material with a poor or separately-priced fit can cost more in the end.
When one company supplies and installs, there is a single point of accountability: the team that measures and advises is the team that fits, so there is no gap between supplier and installer if anything needs putting right. Fitting typically includes subfloor preparation, the installation itself, and finishing. We also offer supply-only for many products if you have your own installer.

Flooring Cost FAQs
What is the cheapest flooring in Dubai?
The cheapest floors are sheet vinyl, laminate and VCT, which start from around AED 22 to 45/sqm (about AED 2.0 to 4.2/sqft) supplied and fitted. Budget broadloom carpet is similar. These suit rentals, quick refreshes and budget commercial spaces. See our PVC, laminate and VCT pages for each.
What is the most expensive flooring in Dubai?
The premium end is microcement, solid parquet and capped decking, which can run from around AED 200/sqm to AED 400 to 500/sqm or more, depending on grade, pattern and finish. They cost more upfront but last for decades, and decorative terrazzo often lasts 30 to 50 years, which spreads the cost over a long life.
How much does it cost to floor a whole apartment?
As a rough guide, flooring a typical 90sqm Dubai apartment runs from around AED 4,000 to 8,000 with budget vinyl or laminate, AED 9,000 to 18,000 with mid-range SPC or LVT, and AED 18,000 or more with premium wood or terrazzo, supplied and fitted. A free site visit gives the exact figure.
Does the price include installation?
The prices in this guide are supply-and-fit, so they include professional installation. Supply-only material costs less but excludes fitting. We quote supply-and-fit as standard, since one accountable team from measurement to finish is the fairer comparison, and offer supply-only for many products if you have your own installer.
How much does floor removal or subfloor preparation cost?
It varies by floor and condition, and is usually quoted separately. Lifting glued or tiled floors and disposing of them, plus levelling, screeding or moisture treatment where needed, all add to the base price. We assess the subfloor during the free site visit so the quote reflects the real work involved.
Is cheaper flooring worth it?
Sometimes, but look at lifespan, not just the upfront price. Budget floors like sheet vinyl suit rentals and short stays, but a mid-range SPC or engineered wood lasts far longer and can work out cheaper over time. We advise honestly on which makes sense for your space, including when the cheaper option is the right call.
How do I get an exact flooring price?
The only way to an accurate price is a free site visit. We measure the space, check the subfloor, bring samples and send a clear written quote with no obligation. Indicative guides like this one are useful for budgeting, but the area, subfloor and finish all affect the final figure. Message us on WhatsApp to arrange one.
Do prices change for large or commercial projects?
Yes. Larger areas usually attract a better per-square-metre rate, since setup and labour spread across more floor. Commercial projects are quoted on scope, specification and timeline. For sizeable or contract work, send us the details and we will provide a project rate after a site visit.
