What Is VCT Flooring?
VCT, or vinyl composition tile, is a budget commercial floor tile made from vinyl and limestone filler, glued down in squares. It is very hard-wearing under heavy traffic and low-cost, which is why it is common in schools, hospitals and retail. Urban Flooring supplies and fits VCT across Dubai and Abu Dhabi.
VCT vs LVT, What Is the Difference?
The names look alike but they are very different products at opposite ends of the market. VCT is vinyl mixed with limestone filler and pressed into a hard, low-cost tile with the colour running through. LVT is a multi-layer vinyl with a photographic wear layer and a realistic wood or stone print. VCT is cheaper and tougher under heavy traffic but needs stripping and waxing. LVT costs more and needs almost no maintenance.

What VCT Is Made Of
Vinyl and Limestone Composition
VCT is made from vinyl resin blended with limestone filler and pigments, pressed into tiles, most often 12 by 12 inches. The high limestone content is what makes it so cheap and hard, and why the colour runs right through the tile. It also makes VCT slightly porous, which is why it is sealed and waxed after fitting.
EN ISO 10595, the VCT Standard
VCT has its own specification, EN ISO 10595, which covers semi-flexible vinyl composition floor tiles and sets requirements for dimensions, thickness, wear and dimensional stability. It is the quickest way to check that a quoted tile is genuine VCT rather than a thinner vinyl tile sold as one. Ask which standard a tile is made to before comparing prices per square metre.
Why Choose VCT
VCT is chosen on cost per square metre and on how long it survives heavy traffic, not on looks. The high mineral content makes it hard and gives it good fire performance, the colour runs through the full tile so wear does not expose a different shade, and a single damaged tile can be lifted and swapped without touching the rest of the floor.
Where VCT Falls Short
Honest note: VCT is cheap to buy but not maintenance-free. It needs periodic stripping, waxing and buffing to keep its finish, which is its main trade-off against low-maintenance LVT. It is also not waterproof, since the tile is slightly porous, so for wet areas a sealed vinyl or LVT is the better choice.

VCT in Dubai runs from around AED 45/sqm to AED 140/sqm (about AED 4.2 to 13.0/sqft) supplied and fitted, which puts it at the budget end of vinyl, below LVT. Is VCT a good choice for UAE projects?
Yes, for budget commercial and heavy-traffic spaces. VCT is a low-cost hard-wearing floor and stands up well to footfall in schools, retail and offices. It does need regular waxing, and it is not waterproof, so for wet areas or a premium look we suggest LVT. We advise during a free site visit.
What is the difference between VCT and LVT?
They sound alike but are opposite products. VCT is a budget composition tile of vinyl and limestone, solid-coloured, glued down, and needs waxing. LVT is a premium multi-layer tile with a realistic wood or stone finish and low maintenance. VCT wins on price and toughness; LVT wins on looks and easy care.
What thickness does VCT flooring come in?
Standard VCT is 2.0mm, and 3.2mm is the heavy-duty grade used where trolleys, pallet trucks or constant foot traffic are expected. The face size is almost always 12 by 12 inches (about 305mm). Because the colour and filler run through the whole tile, a thicker tile buys more years of wear rather than a better finish.
Does VCT need waxing and maintenance?
Yes, this is its main trade-off. VCT is slightly porous, so it is sealed and waxed after fitting and needs periodic stripping, re-waxing and buffing to keep its finish and protection. It is cheap to buy but does carry this ongoing maintenance, unlike low-maintenance LVT. We explain the routine so you can plan for it.
Is VCT waterproof?
Not fully. VCT is water-resistant on the surface once waxed, but the tile is slightly porous and water can seep at the seams over time, so it is not suited to constantly wet areas. For bathrooms and wet spaces we recommend a sealed vinyl or LVT instead, and say so honestly.
How durable is VCT and how long does it last?
VCT is very durable under heavy traffic and is a proven floor in schools, hospitals and shops. Well maintained, a VCT floor lasts for decades, and because tiles are individually replaceable, a damaged one can be swapped without redoing the whole floor.
Is VCT only for commercial spaces, or homes too?
Both, though it is mainly commercial. VCT's heartland is schools, retail and high-traffic spaces, but its low cost and toughness also suit budget residential areas like garages, utility rooms and basements. For living areas wanting a wood or stone look, LVT is the better choice.
