What Is VCT Flooring?
VCT, or vinyl composition tile, is a budget commercial floor tile made from vinyl and limestone filler, glued down in squares. What VCT Is Made Of
VCT is made from vinyl resin blended with limestone filler and pigments, pressed into tiles, most often 12 by 12 inches. The high limestone content is what makes it so cheap and hard, and why the colour runs right through the tile. It also makes VCT slightly porous, which is why it is sealed and waxed after fitting.
Why Choose VCT
Honest note: VCT is cheap to buy but not maintenance-free. It needs periodic stripping, waxing and buffing to keep its finish, which is its main trade-off against low-maintenance LVT. It is also not waterproof, since the tile is slightly porous, so for wet areas a sealed vinyl or LVT is the better choice.

Is VCT a good choice for UAE projects?
Yes, for budget commercial and heavy-traffic spaces. VCT is one of the cheapest hard-wearing floors and stands up well to footfall in schools, retail and offices. It does need regular waxing, and it is not waterproof, so for wet areas or a premium look we suggest LVT. We advise during a free site visit.
What is the difference between VCT and LVT?
They sound alike but are opposite products. VCT is a budget composition tile of vinyl and limestone, solid-coloured, glued down, and needs waxing. LVT is a premium multi-layer tile with a realistic wood or stone finish and low maintenance. VCT wins on price and toughness; LVT wins on looks and easy care.
Does VCT need waxing and maintenance?
Yes, this is its main trade-off. VCT is slightly porous, so it is sealed and waxed after fitting and needs periodic stripping, re-waxing and buffing to keep its finish and protection. It is cheap to buy but does carry this ongoing maintenance, unlike low-maintenance LVT. We explain the routine so you can plan for it.
Is VCT waterproof?
Not fully. VCT is water-resistant on the surface once waxed, but the tile is slightly porous and water can seep at the seams over time, so it is not suited to constantly wet areas. For bathrooms and wet spaces we recommend a sealed vinyl or LVT instead, and say so honestly.
How durable is VCT and how long does it last?
VCT is very durable under heavy traffic and is a proven floor in schools, hospitals and shops. Well maintained, a VCT floor lasts for decades, and because tiles are individually replaceable, a damaged one can be swapped without redoing the whole floor.
Is VCT only for commercial spaces, or homes too?
Both, though it is mainly commercial. VCT's heartland is schools, retail and high-traffic spaces, but its low cost and toughness also suit budget residential areas like garages, utility rooms and basements. For living areas wanting a wood or stone look, LVT is the better choice.
How much does VCT cost in Dubai?
As an indicative guide, supply and fit runs from around AED 45/sqm (about AED 4.2/sqft) for standard commercial VCT up to AED 140/sqm for premium and patterned grades. It is one of the cheapest floors to buy, though remember to factor in ongoing waxing. Request a free site visit.
