What Is Engineered Wood Flooring?
Engineered wood flooring, also called engineered timber flooring or engineered wood floorboards, is real wood built in layers: a solid hardwood veneer top layer bonded to a stable plywood or HDF core. It looks and feels identical to solid wood but resists humidity and temperature change far better, which makes it well suited to the UAE. Urban Flooring supplies and fits it across Dubai and Abu Dhabi.
It is part of our wider wood flooring range, and the option we recommend for UAE homes. The rest of this page explains how it is built and why that matters here.
How Engineered Wood Is Made
The layered build is the whole point. It is what makes engineered wood stable. Three layers do the work. A real hardwood wear layer on top, 2mm to 6mm thick, which is the number worth asking about because it decides how long the floor lasts and whether it can be sanded. A cross-grain plywood or HDF core beneath it, which is where the stability comes from. A backing that keeps the board balanced.

The Wear Layer (Top Layer)
The number to ask aboutThe real-wood surface, 2mm to 6mm thick. A thicker wear layer lasts longer and can be sanded and refinished. A 4mm layer can last around 20 to 25 years in normal UAE residential use.
The Core
Where the stability comes fromCross-grain plywood or HDF beneath the wear layer. Plywood cross-layers run at right angles to each other, which is what gives the board its stability and stops the floor cupping or gapping in large rooms and sunlit spaces.
The Backing
Keeps the board flatA balancing layer that keeps the board flat and even.
Engineered Wood vs Solid Wood
Both are real wood. The difference is how they are built, and how they behave in the UAE. Engineered wood has a real-wood layer over a stable core, so it barely moves with humidity and air conditioning and it works over underfloor heating. Solid wood is one piece of timber, reacts far more to UAE conditions, and is riskier over heating, but it sands back many times where engineered gives you once or twice. For many UAE homes, engineered is the practical choice.
| Feature | Engineered Wood | Solid Wood |
|---|---|---|
| Construction | Real-wood layer + core | One piece of timber |
| Humidity / AC | Very stable | Reacts more |
| Underfloor heating | Compatible | Riskier |
| Refinishing | Once or twice (by wear layer) | Many times |
| Best for | Most UAE homes, UFH | Controlled interiors |

Why Engineered Wood Suits the UAE
This is the reason the floor exists, and we will be straight about it. The layered core barely moves where solid timber expands and contracts, so the floor handles both UAE humidity and the daily temperature swing in an air-conditioned home without gapping. It is also compatible with underfloor heating, which most solid wood is not. In our experience it is the wood floor that most reliably stays flat here.
Species, Finishes and Formats
The same stable build comes in a wide choice of looks. Our engineered hardwood flooring and engineered timber floorboards come in oak, walnut and grey tones, including white oak and wide-plank formats. Oak leads, in light and mid tones that hide dust well, with walnut, maple and ash also available. Finishes run from matt and satin through brushed, oiled and lacquered, in natural to grey-washed tones. Formats run from standard boards to wide planks, plus engineered parquet and herringbone.

Finishes
Matt through to grey-washed Finishes range from matt and satin to brushed, oiled or lacquered, in natural through to grey-washed tones.
Formats
Standard, wide plank and parquet Formats run from standard to wide planks, plus engineered parquet and herringbone hardwood floors in herringbone or chevron, see our parquet flooring page.Hardness is measurable. European wood flooring is tested for surface hardness under EN 1534, which presses a steel ball into the board and measures the dent it leaves, reported in newtons per square millimetre. Oak sits in the middle of the range, walnut a little softer, ash and maple harder. Ask for the figure if the room takes heavy furniture or a lot of traffic.
Where Engineered Wood Works
A real-wood floor in the right rooms, including over underfloor heating, and the wrong choice in wet ones. We are upfront about both. At home it belongs in living rooms, bedrooms, majlis, dining rooms and studies, including rooms with underfloor heating, across villas, apartments, hotels and executive offices. It stays out of bathrooms and frequently wet areas, as all real wood does, and we fit a wood-look SPC floor there instead.

Where Engineered Wood Falls Short
Three honest limits. Engineered wood is still real wood, so it stays out of bathrooms, wet areas and anywhere outdoors, where we fit wood-look SPC or WPC decking instead. A 2mm wear layer cannot be sanded, so for a floor you want to refinish, specify 3mm or more. And the surface dents and scratches as any timber does.
Engineered Wood Flooring Prices in Dubai
Engineered wood price is driven mainly by wear-layer thickness and wood species. Engineered wood in Dubai runs from around AED 100/sqm to AED 300/sqm (about AED 9.3 to 27.9/sqft) supplied and fitted. Entry boards with a 2mm wear layer sit at the lower end, 3 to 4mm mid-range boards in the middle, and 5 to 6mm European oak and walnut at the top. As an indicative supply-and-fit guide:
| Grade | Per sqm (AED) | Per sqft (AED approx) |
|---|---|---|
| Entry (2mm wear layer, oak) | 100 to 150 | 9.3 to 13.9 |
| Mid (3 to 4mm wear layer) | 150 to 230 | 13.9 to 21.4 |
| Premium (5 to 6mm, European oak / walnut) | 230 to 300+ | 21.4 to 27.9+ |
Indicative supply-and-fit ranges for guidance only, subject to wear-layer thickness, species, finish and area. Premium European and wide-plank villa-grade boards can run higher. Underfloor-heating-ready fitting may add a little. Request a free measurement for an exact quote.
How We Fit Engineered Wood
Engineered wood can be fitted faster than solid, but the preparation still matters. Fitting runs in five stages: wear layer, species and finish advice, a free site measurement with a written quote, acclimatisation while the boards adjust to your home, installation either floating or glued down with the right method where underfloor heating is fitted, then care guidance on handover.

Engineered Wood Flooring FAQs
Is engineered wood a good choice for Dubai homes?
Yes. It is built for UAE humidity and air conditioning, which is where a solid wood floor struggles. Its layered core stays stable through humidity and constant air conditioning, where solid wood can gap or cup, and it works over underfloor heating. You get a real-wood floor that holds up to local conditions. We advise on the right board during a free measurement.
What is the difference between engineered and solid wood?
Both are real wood. Solid wood is one piece of timber and can be sanded many times, but reacts more to humidity. Engineered wood has a real-wood top layer on a stable core, so it resists humidity and AC movement and suits underfloor heating. It usually refinishes once or twice, depending on the wear layer.
Can engineered wood go over underfloor heating?
Yes. Engineered wood is well suited to underfloor heating because its layered core copes with the temperature changes without gapping or buckling, which solid wood struggles with. We use the correct fitting method for heated floors and confirm suitability during the site visit.
How much does engineered wood flooring cost in Dubai?
As an indicative guide, supply and fit runs from around AED 100/sqm (about AED 9.3/sqft) for an entry 2mm wear layer up to AED 300/sqm (about AED 27.9/sqft) or more for premium European oak with a thick wear layer. Wear-layer thickness and species drive the price. Request a free measurement.
Can engineered wood be sanded and refinished?
Usually once or twice, depending on the wear-layer thickness. A thicker top layer, around 4mm to 6mm, allows more refinishing and a longer life; a thin 2mm layer allows little or none. We help you choose a wear layer that matches how long you want the floor to last.
How long does engineered wood flooring last?
With a good wear layer and proper care, engineered wood lasts around 20 to 30 years, and a thick 4mm-plus top layer can reach the upper end. Stable indoor conditions, prompt spill cleaning and felt pads all help. We advise on the grade that suits your needs.
Is engineered wood real wood?
Yes. The entire top surface you see and walk on is real solid hardwood, the same oak, walnut or other species as a solid floor. Unlike laminate or vinyl, which use a printed image of wood, engineered wood is genuine timber. The difference from solid is only underneath, where a stable layered core improves stability.
How thick should the wear layer be on engineered wood?
Match it to how long the floor must last. A 2mm wear layer suits rental fit-outs and cannot be sanded. A 3 to 4mm layer suits a family home, takes one sanding, and gives around 20 to 25 years of UAE use. A 5 to 6mm wear layer belongs in villas and premium projects and sands twice. The wear layer, not the board thickness, is what you pay for.
Do you supply only, or also install?
Both. Urban Flooring is a supply-and-installation company. One team handles species and finish advice, measurement, acclimatisation and fitting, so there is a single point of accountability. Supply-only orders are possible if you have your own fitter. Free site measurement comes as standard.
