Our Flooring Projects
These are real projects Urban Flooring has supplied and fitted across the UAE: SPC in herringbone, chevron and straight plank, commercial carpet tile, area rugs, gym rubber and artificial grass. Each one was measured, fitted and handed over by our own in-house team, in villas, apartments, offices and gardens. Sixteen are written up in full below.
Recent Flooring Projects Across the UAE
Sixteen completed projects, each documented with what was laid, how it was set out, which rooms it reached and what the job actually took. They run from one apartment fitted around a family still living in it, through a new-build floored at handover and a working office in the capital, to a villa garden in Sharjah laid in artificial grass an office floored while its staff kept working, an apartment given two wood floors in two patterns, a nursery floor with its colour cut and welded into the sheet rather than printed on it, a villa garden with a putting green cut into it, an apartment floored in bonded herringbone tile by tile, an Abu Dhabi handover floored in wood-look sheet vinyl, and a two-storey villa carrying one pattern through every room.

Where We Have Worked
The projects below sit in DAMAC Lagoons, Dubai Creek Harbour, Jumeirah Village Triangle, Al Nahda 2, Al Mamzar, Tilal Al Ghaf, Al Nahyan in Abu Dhabi and Al Suyoh in Sharjah. That spread is deliberate rather than accidental: it covers new handover units, established occupied homes, a full villa, a working corporate office and an outdoor villa garden, which are five genuinely different jobs.
A new-build handover unit is the easiest of them. The rooms are empty, the trades are still coming and going, and the floor can be laid in one continuous run. An occupied home is the hardest. Furniture moves room by room, the family still lives there overnight, and the place has to be usable again by every evening.
A whole villa adds staircases, thresholds between different floor levels and rooms that each want a slightly different answer, which is why the Tilal Al Ghaf project ended up combining chevron SPC, two area rugs and a rubber gym floor. A commercial office adds access hours, a client still trying to work, and a specification that has to survive chair castors and constant traffic rather than a family in socks.
An outdoor job changes the ground rules again. The Al Suyoh villa garden in Sharjah was laid in artificial grass over a compacted sub-base, cut around existing stepping stones and paving, where the work that decides how long it lasts happens below the surface rather than on it.
How a Project Runs, Measurement to Handover
Every project on this page followed the same four steps: a free site visit and measurement, a written quote with the product named, installation by our own fitters, and a walkthrough at handover. Supply and installation come from one company, so there is nobody to pass a problem to.
Measure on site, not from a plan. Room dimensions on a drawing and room dimensions in a finished building are rarely the same. We measure the actual rooms, check the subfloor and look at thresholds and door clearances before quoting.
Quote in writing, with the product named. The quote states the product, the lay pattern, the rooms covered and the skirting. A herringbone or chevron lay uses noticeably more material than straight plank because of the angled cuts at every perimeter, and that belongs in the quote rather than in a surprise later.
Fit with our own team. The same people who measured do the installation, which is what keeps one standard across a job and removes the gap between a supplier and an outside fitter.
Walk the floor at handover. We check the perimeter cuts, the thresholds and the skirting with you before we leave.
Flooring Project FAQs
The questions people ask most often after looking through these projects, answered from what these particular jobs involved rather than in general terms. Occupied homes, handover units, lay patterns, skirting, outdoor work and combining more than one floor type in a single property all come up repeatedly.
Can you fit flooring in a home we are still living in?
Yes, and several of these projects were exactly that. The Valia Tower apartment was an occupied duplex, fitted room by room around a family who stayed put throughout. We move furniture in stages, work through one area at a time and hand the rooms back as we finish them.
How long does a flooring installation take?
It depends on area, lay pattern and whether the property is occupied. An empty apartment in straight plank moves fastest. Herringbone and chevron take longer because every perimeter needs angled cuts. A whole villa with stairs takes longest. We give a realistic timeframe with the written quote, not an optimistic one.
What is the difference between herringbone, chevron and straight plank?
Straight plank runs in parallel rows. Herringbone sets rectangular planks at right angles in a zigzag. Chevron cuts the plank ends at an angle so the points meet in a continuous V. Chevron is the most demanding to cut and fit, which is why it costs more in both material and labour.
Do you fit new-build apartments at handover stage?
Yes. The Al Nahda 2 apartment was fitted at handover, before the finishing trades came back. Fitting at that stage means empty rooms, a clean subfloor and one continuous run with no furniture to work around, which is the fastest and tidiest way to floor a new unit.
Do you supply the skirting as well as the floor?
Yes, and it is part of the quote rather than an extra. Most of these projects used skirting matched to the floor. The Al Nahda 2 apartment used a black profile with mitred corners instead, chosen deliberately against the pale oak rather than trying to match it.
Do you take on outdoor work as well as indoor floors?
Yes. The Al Suyoh project in Sharjah was a villa garden laid in artificial grass over a compacted sub-base, cut around existing stepping stones and paving. Outdoor surfaces are measured on the same free site visit, and the ground preparation is quoted as its own part of the job.
Do you work outside Dubai?
Yes. The Al Nahyan project is a corporate office in Abu Dhabi and the Al Suyoh garden is a villa in Sharjah, and we cover all seven emirates. Dubai and Abu Dhabi are the two main markets, and a site visit anywhere in the UAE is free and carries no obligation.
Can one project combine different floor types?
Often it should. The Tilal Al Ghaf villa used chevron SPC through the living spaces, two area rugs in the living room and TV lounge, and interlocking rubber in the home gym. Because we supply every type, we can specify each room on its merits rather than forcing one product everywhere.
Can I see a floor before deciding?
Yes. We bring samples to the property on the free site visit, so you see the colour in the light of your own rooms rather than under showroom lighting, which changes how oak tones read. These photographs show finished floors in real UAE homes and offices for the same reason.
