The Project
This was a new-build apartment in Al Nahda 2, handed over as a shell and fitted out room by room. We supplied and installed the SPC flooring and the skirting across the living space, corridor and bedrooms while the electrical second fix was still outstanding.
Working at that stage means the floor has to be protected and set out correctly first time, because the trades that follow work on top of it.
Pale Oak SPC, Straight Plank
The floor is a pale oak wood-look SPC in a straight plank lay. SPC is a rigid stone-polymer core board: fully waterproof, dimensionally stable in Dubai's heat, quiet underfoot and hard-wearing.
In an apartment that will be tenanted or resold, that combination matters more than in an owner-occupied villa, because the floor has to survive turnover rather than one careful household. It is the same rigid-core family as the rest of our vinyl flooring range.

Why Black Skirting Instead of Matched Wood
Most wood-look floors get a skirting in the same decor, so the two disappear into each other. Here we fitted a black profile instead.
It draws a clean dark line at the base of every wall, frames the pale oak rather than blending with it, and reads as deliberate in a white-walled contemporary interior. It also hides scuffs at the point where a floor takes most of its damage, which is the first 50mm above it.


Where the Work Actually Shows
Skirting is judged at corners. On this apartment the black profile is mitred cleanly at external corners, closed at internal ones, and returned into the door frames without gaps, so the dark line stays unbroken around the whole unit.
Between rooms the flooring meets a threshold trim rather than butting into the frame, which allows the boards to move and keeps the junction tight.


The Result
A floor fitted at handover stage is judged on two things: whether it was set out right before anyone else worked on top of it, and whether the edges still look sharp once the site is clean. Pale oak SPC, black skirting mitred at every corner, done before the finishing trades came back.
