What Are Carpet Tiles?
Carpet tiles are modular squares of carpet, commonly 50 by 50cm, laid individually instead of as one sheet. Also called carpet squares or modular carpet, they are easy to fit, mix and replace. A single damaged tile lifts out without redoing the floor, which makes them practical for homes and busy spaces alike.
Carpet tiles are part of our wider carpet range, chosen when flexibility, easy replacement and design freedom matter more than a single continuous sheet.
Carpet Tile Types and Fitting Methods
Carpet tiles differ mainly in how they fix to the floor. In our experience, the right method depends on the room, the subfloor and whether you may want to lift them later. They come in plain and textured carpet tiles across a wide colour range, including grey, blue, black, green, red, beige and white.

Interlocking / Loose-Lay
No glue, liftable Tiles that click or sit together without glue, liftable and re-layable, good for rentals and access floors.
Tackifier-Fixed (Contract)
Firm but releasable Glue-tackified for heavy traffic and a permanent yet liftable finish. For workplace use, see our office carpet page.Backing, Formats & Patterns
Backings vary by need: cushioned backing adds comfort and sound insulation for apartments and upstairs rooms, moisture-barrier backing suits basements and humid areas, and standard backing covers everyday use.
Formats run from 50 by 50cm squares to 25 by 100cm planks, laid monolithic (one direction), quarter-turn, brick-bond or herringbone, so the same tile creates very different looks.
| Method | How it fixes | Liftable | Best for |
|---|---|---|---|
| Peel-and-stick / self-adhesive | Adhesive backing bonds to a clean, level subfloor | No, permanent | Bedrooms, small rooms, flattest finish |
| Interlocking / loose-lay | Tiles lock or butt together, no adhesive | Yes | Rentals, access floors, DIY |
| Tackifier-fixed (contract) | Tacky film holds tiles firm but releasable | Yes | Larger areas, heavier traffic |
Tiles have one failure mode a roll of carpet does not have, which is curling at the corners. EN 986 is the European test written for carpet tiles specifically, measuring dimensional change and distortion out of plane after tiles are cycled through varied water and heat conditions. A tile that holds its shape in that test is the one that stays flat over a UAE subfloor. It is worth asking which grade you are being quoted.
Why Choose Carpet Tiles
Carpet tiles earn their place on three things a roll of carpet cannot do: a damaged square lifts out and a matching one drops in, colours can be mixed to zone a room, and odd-shaped rooms produce far less offcut waste. Loose-lay and interlocking tiles come back up again, which is why they suit rentals and access floors.
Where Carpet Tiles Work
Carpet tiles work anywhere a soft floor is wanted but a single spill or worn patch should not mean relaying the whole room. At home that means bedrooms, playrooms, stairs and home offices. In business it means spaces where tiles can be lifted for access or replaced tile by tile without closing the floor.
At Home
Soft, modular and easy to refresh, room by room.

Carpet Tile Prices in Dubai
Carpet tile price depends on type, fitting method and quality. Supplied and fitted, carpet tiles run from around AED 35/sqm (about AED 3.3/sqft) for self-adhesive tiles to AED 130/sqm (about AED 12.1/sqft) for contract grade. Self-adhesive sits lowest because it needs no underlay or tackifier. Small quantities are available, which suits a single room. As an indicative supply-and-fit guide:
| Type | Per sqm (AED) | Per sqft (AED approx) |
|---|---|---|
| Self-adhesive / loose-lay | 35 to 80 | 3.3 to 7.4 |
| Interlocking | 45 to 90 | 4.2 to 8.4 |
| Contract / commercial grade | 45 to 130 | 4.2 to 12.1 |
Indicative supply-and-fit ranges for guidance only, subject to tile type, fitting method, quality and area. Small quantities and supply-only are also available. Request a free measurement for an exact quote.

How We Fit Carpet Tiles
Fitting depends on the tile type, and we handle all methods. Self-adhesive tiles need a clean, level subfloor, then each tile is peeled, pressed and rolled to bond. Interlocking and loose-lay tiles are set out from the centre of the room and locked or butted together. Tackifier-fixed tiles are bedded into a tacky film that holds them firm but lets them lift later.

Carpet Tile FAQs
Are carpet tiles a good choice for homes?
Yes. Carpet tiles suit homes well: they are soft and warm underfoot, easy to fit, and a single stained or worn tile can be swapped out rather than replacing the whole floor. They work in bedrooms, playrooms, stairs and home offices. We help you pick the right type during a free measurement.
Peel-and-stick or interlocking carpet tiles, which is better?
Peel-and-stick tiles bond permanently to a clean subfloor and give the flattest finish, good for bedrooms. Interlocking and loose-lay tiles need no glue and lift up again, better for rentals or access floors. We advise which suits your room and subfloor during the visit.
Can carpet tiles be used on stairs?
Yes. Carpet tiles can be cut to fit stair treads and risers for a neat, hard-wearing finish, and a worn step tile is easy to replace. Stairs need careful cutting and secure fixing, so we usually recommend professional fitting rather than a DIY approach here.
How much do carpet tiles cost in Dubai?
As an indicative guide, supply and fit runs from around AED 35/sqm (about AED 3.3/sqft) for self-adhesive tiles up to AED 130/sqm (about AED 12.1/sqft) for contract grade. Price depends on type, quality and area. Small quantities are available. Request a free measurement.
Can you replace a single damaged carpet tile?
Yes, that is the main advantage of tiles. A stained or worn tile lifts out and a matching one drops in, with no need to redo the floor. We recommend keeping a few spare tiles from the original batch so replacements match exactly, even years later.
Are carpet tiles easy to install yourself?
Self-adhesive and interlocking tiles are designed for simple fitting, so confident DIYers can lay a small room. For a flat, lasting finish, especially on stairs, large areas or uneven subfloors, professional fitting is worth it. We supply tiles for DIY or fit them for you.
What size are carpet tiles?
The most common size is 50 by 50cm, with plank or skinny tile formats also available. Smaller self-adhesive squares come in sizes like 30 by 30cm too. Tile size affects the look and how easily the layout fits your room, which we cover during the measurement.
How long do carpet tiles last?
Around 10 to 15 years in a home, and toward the lower end in a busy commercial space. Tiles have one advantage over broadloom here: worn squares are replaced individually, so the floor is refreshed in patches rather than relaid. Keep spare tiles from the original batch so replacements match.
Do carpet tiles curl or lift at the edges?
They can, and it is almost always the subfloor rather than the tile. Damp, dusty or uneven subfloors stop the fixing from holding, and corners lift first. A properly prepared floor and the right fixing method for the room prevent it. EN 986 is the tile test that measures this behaviour.
Do you supply only, or also install?
Both. Urban Flooring is a supply-and-installation company. One team handles tile selection, measurement and fitting, so there is a single point of accountability. Supply-only orders, and small quantities, are available if you prefer to fit yourself. Free site measurement comes as standard.
