Wood-Look Sheet Vinyl in a Y Tower Apartment, Al Reem Island
Urban Flooring supplied and fitted wood-look sheet vinyl through an apartment at Y Tower on Al Reem Island, Abu Dhabi, before the flat was handed over. The floor reads as wide oak boards laid in a staggered pattern, but it is not made of boards. It is a continuous sheet.

A Plank Floor With No Plank Joints
Look at the photographs and you see a floor of wide oak boards in a staggered pattern. Run your hand across it and there is nothing to feel. The board edges are printed, and the grain texture is embossed into the same unbroken surface.
That single fact changes what the floor does. A plank floor, in any material, is a field of joints. Every board edge is a line where water can sit, where grit collects and where a lifted corner starts. A sheet floor has none of them across the whole room, because the room is covered by one piece of material.
It also changes where the skill sits. On a plank floor the craft is in the setting-out, holding the pattern true row by row. Here the pattern arrives already printed and perfectly regular, so nothing can drift. What the fitter controls instead is the sheet: how it is cut to the room, how it sits flat, and where the few joins between sheets are put.
The cost of the trade is that the print is the look. There is no grain to sand back and no bevel catching the light across the room, which is why a good wood-look sheet is judged on the quality of its print and emboss rather than on its edge detail.
Where the Seams Go
Sheet vinyl arrives in rolls of a fixed width. Any room wider than the roll needs a join, and the entire visual success of a wood-look sheet floor depends on where that join is put.
The join is planned before anything is cut. It runs the length of the room rather than across it, so the eye follows it the way it follows a board, and it is landed on a printed plank line so it reads as one more edge in a floor already full of them. Put the same join across the room, or a few centimetres off a printed line, and it becomes the only thing anyone sees.
Light decides the rest. A join running towards a window disappears. The same join running across the light picks up a shadow along its length. In an apartment like this one, where a full wall of glass lights the living area, that is not a detail you correct afterwards.
The joins are then sealed so the floor performs as one surface rather than two pieces sitting side by side. In the photographs on this page you cannot find them, which is the only test that matters.
Wood-look sheet is not the premium option and it does not pretend to be. Engineered wood gives real timber and a surface that can be refinished. Rigid plank products give a deeper emboss and a bevelled edge. Sheet gives you a near-jointless floor, a fast fit and a lower cost, and in an apartment being handed over to a tenant or a new owner those three things are often exactly the brief.
Doorways, Skirtings and the Rooms Beyond
The doorways are where a sheet floor either holds together or gives itself away.
The floor carries straight through the openings in this apartment with no threshold strip. That is only possible because the sheet runs through as one piece, and it means the pattern has to arrive at the opening in a sensible place. A printed plank cut in half across a doorway is as obvious as a badly placed join.
At the walls the sheet is scribed to the skirting rather than butted up to it, so there is no gap running round the room for dust to sit in. Corners, reveals and the returns around the built-in joinery are all cut from the same piece, which is slower than laying planks into the same space but leaves nothing to lift.
The bedrooms and the corridor carry the same floor in the same direction. Running the pattern one way through an apartment is a decision taken at the start, not room by room, and it is what makes a modest flat read as larger than it is.

Urban Flooring supplied and fitted the sheet vinyl flooring. Joinery, doors, skirting and decoration shown were already in place or fitted by others.
Where Wood-Look Sheet Suits a UAE Home
- Apartments being handed over or turned around between tenancies, where speed and a clean finish matter more than a premium material
- Homes where a wood look is wanted in rooms that see water, because there are no board edges for it to reach
- Flats with several small rooms and a corridor, where one continuous floor reads as more space
- Rented and managed property, where a damaged area can be cut out and patched rather than the whole floor lifted
The programme is the other reason it gets specified. A handover date does not move, and sheet goes down faster than a plank floor of the same area because there is no row-by-row setting-out to hold. Most of the time on a job like this goes into preparing the surface underneath and cutting the sheet to the room, both of which happen before the floor is laid rather than during it. Once it is down, it is finished.
Formats, roll widths and indicative prices are on our PVC and sheet vinyl flooring page, and the wider family is covered on vinyl flooring. For the same material used very differently, see our welded sheet vinyl project in a Dubai nursery. For the plank look in a bonded tile, see our glue-down LVT herringbone apartment.
Wood-Look Sheet Vinyl FAQs
Does wood-look sheet vinyl actually look like real boards?
From standing height it is convincing, because the plank edges are printed and the grain is embossed into the surface so light catches it. Close up the giveaway is the edges: there are no bevels and no shadow lines, because there are no separate boards to cast them.
Where are the joins placed in a wood-look sheet floor?
Along the length of the room rather than across it, and landed on a printed plank line so the join reads as one more board edge. Direction matters as much as position, because a join running across the light picks up a shadow that the same join running towards a window does not.
Why does the pattern have to line up through a doorway?
Because the sheet runs through the opening as one piece, so whatever the pattern is doing when it reaches the door is what you see from both rooms. A printed board cut in half across a threshold draws the eye exactly as a misplaced join does.
Does sheet vinyl move or shrink after it is fitted?
Good material laid on a properly prepared floor is stable. Movement is usually a sign the sheet was fitted before it had settled to room temperature, or that the surface underneath was not clean and dry. Both are preparation faults rather than material faults.
What happens at the skirting and at door thresholds?
The sheet is scribed to the skirting so it meets the wall line without a gap running round the room. At internal doorways the floor carries through with no strip, which is possible only because the material is continuous rather than a run of separate boards.
Can the same sheet run from the living room into the kitchen?
Usually yes, and it is one of the advantages of the material. One continuous surface through both spaces means no threshold, no change of level and no joint line at the point where a kitchen floor is most likely to get wet.
Does sheet vinyl dent under furniture legs?
It can, under heavy items on small hard feet, and the mark may stay. Wide felt pads under furniture legs spread the load and prevent it. This is worth doing on the day furniture arrives rather than after a mark has appeared.
How is a new floor protected between fitting and handover?
A newly finished floor is covered before other trades return, because most damage on a handover happens after the flooring is done rather than during it. We agree who covers the floor and when, so responsibility for it is not left unspoken.
Fitting Out an Apartment in Abu Dhabi?
Send us the room sizes and a photograph of the space and we will come back with a measured quote. Handover work is usually programme-driven, so tell us the date you need the floor finished and we will plan back from it. Site visits and measurements are free anywhere in the UAE.
